Full-Time Lease-Up Property Manager

Job Description

Kartchner Property Management is seeking an energetic and creative Lease-Up Property Manager to join our team at our brand new community currently under construction in Logan, Utah. The Property Manager oversees all property operation aspects from management reporting to leasing and marketing.

Essential Duties and Responsibilities:

  • Demonstrate be-in-class customer service skills
  • Perform final inspections of units to ensure quality delivery to residents
  • Maintain community appearance by performing regular property and unit inspections
  • Ensure service requests are completed in a timely manner
  • Ensure the property is rented to the fullest capacity
  • Generate revenue for the community and handle resident relations
  • Utilize marketing strategies to secure traffic
  • Confirm that leasing staff techniques are effective in obtaining closure
  • Develop and/or implement resident retention programs
  • Consistently enforce community and company policies

Community Marketing/Leasing:

  • Greet prospective residents and qualify by covering screening criteria
  • Tour community, model and target units
  • Process applications for approval
  • Perform regular follow up on prospective residents
  • Monitor apartments up for renewal and secure renewal

Financial Management and General Administration:

  • Maintain accurate records of all community transactions and submit in a timely manner
  • Maintain accurate and up-to-date property accounting and collection records
  • Plan for and utilize community resources, equipment, and supplies economically (obtain bids/pricing from vendors, suppliers, and contractors, deal with inadequate service, etc.).
  • Ensure all administrative paperwork is accurate, complete, and submitted in a timely manner
  • Continually monitor and analyze traffic & leasing reports, income statements, renewal information, marketing data, etc., to be able to give up-to-date and proper information when requested by others
  • Approve and ensure the distribution of all company or community-issued notices
  • Work cohesively with and monitor maintenance, construction and/or property projects to ensure quality and proper expenditures

Required Experience:

  • Degree in business-related fields and/or related equivalent experience
  • Experience in apartment management and/or equivalent experience
  • Knowledge of effective leasing and sales techniques
